A property condition report is only useful if the reader can tell where each finding is. A folder of 80 photos doesn't do that; a photo pinned to a measured floor plan does. LiDAR is close, not survey-grade. Every report treats the scan as a refinable starting template — read the accuracy notes in the user guide before you rely on a dimension.

Step by step

Scan the property, one room at a time

Tap the scan button and walk each room, tapping Next Room at every doorway. If you're new to scanning, the floor-plan guide covers the technique. Scanning is free.

Calibrate, then fix anything obvious

Open the project and tap Edit Blueprint. Measure one long wall with a tape and enter it — every dimension rescales. Close any open corners and push back walls that landed on cabinets. The report prints these numbers, so this is the moment to get them right.

Add photos and notes

From the project, open AI Report and add photos room by room. Photos you take inside the app are pinned automatically; photos from your library you drop onto the plan by hand. Type or dictate short notes for anything the camera can't show — smells, noises, what the occupant told you. “Quick draft from notes” runs on-device with Apple Intelligence if you want a private first pass before the full report.

Pick Property Condition and generate

Choose the Property Condition report type (the picker defaults to it if your profile role is inspector), set the tone and focus, and generate. This step needs the Pro AI plan; photos are sent for the draft and then discarded on the server.

Review every sentence

Read the draft against the source notes. Edit or delete anything you didn't observe, add severity where it matters, and confirm the measured facts match the space. You are the author of the finished document; the AI drafted it.

Share as a PDF or a link

Export a PDF from the report screen, or publish it as a web link the client opens in a browser — with an optional PIN, and revocable from Settings › Shared Reports.

Who this is for

Home inspectors who want photos located on a plan without a second tool; landlords and property managers documenting a unit (see the move-in / move-out guide); restoration contractors capturing a loss before demo; and buyers who want a structured record of a walk-through. Is this a certified inspection report?

No. It is a draft for your review with clearly labelled measured facts and AI-written narrative. Licensing, standards of practice, and any required forms are yours to apply.

Which parts are free?

Scanning, editing, calibration, and the on-device quick draft from notes are free. Generating the full report and sharing web links needs Pro AI; a plain PDF floor plan needs Pro. See Pro & billing.

Can I use photos I took outside the app?

Yes. Import them and drop each onto the plan where it was taken; in-app photos are placed for you.
