Export an Xactimate ESX Sketch from an iPhone LiDAR Scan

Sketching a loss in Xactimate is slow when you're also trying to get the water out. BeaverPlot can export a room scan as an ESX file you import into Xactimate Sketch, so the rooms, walls, and openings are already there when you sit down to write the estimate. This export is a beta, and this guide is honest about what it does and doesn't do.

What the ESX contains

  • Levels — one per story in your scan.
  • Rooms and walls — the calibrated floor plan as room outlines with wall heights from the scan.
  • Openings — doors, windows, and passages, placed on their walls with widths and heights.

It does not contain line items, photos, or a scope. Those belong in Xactimate. If you need photos located on the plan for the file, generate a condition or restoration report from the same scan and attach that.

Good to know
We build ESX files to the published structure and check them against our own test cases, but we have not verified this export inside a licensed copy of Xactimate. Treat the first few imports as a test. If something doesn't land right, tell us at support@beaverplot.com and send the file — it's how the beta gets better.

Scan every affected room

Use Next Room at each doorway rather than one long sweep; ESX rooms come from scan rooms, so clean boundaries here mean clean rooms in Sketch. Include adjacent unaffected rooms if the estimate will reference them.

Calibrate and close corners

Open Edit Blueprint, measure one wall with a tape, and enter it. Use Close Corner on any gap and push back walls that landed on cabinets. Xactimate prices by area and perimeter, so the calibration step is not optional.

Export › Xactimate ESX

From the project, tap Export and choose Xactimate ESX (beta). The file is generated and saved to Files › BeaverPlot › BeaverPlot Exports, and the share sheet opens so you can AirDrop or email it to the machine running Xactimate. ESX export is a Pro feature.

Import into Xactimate

In Xactimate, open or create the claim, go to Sketch, and use the import option for ESX files. Xactimate's menus differ by version, so follow its import dialog for your release.

Verify before you estimate

Check level count, room names, a couple of wall lengths against your tape numbers, ceiling heights, and that every door and window is on the right wall. Fix anything in Sketch — it is faster than re-exporting — and only then start adding line items.

If the import fails

Xactimate's own .skx sketch format is the fallback. Open a blank sketch, then use the BeaverPlot room table CSV export (also under Export) to type the room dimensions by hand — it lists each room's length, width, area, perimeter, and ceiling height. It isn't automatic, but it is still faster than measuring the property twice. A DXF export can also serve as an underlay in other estimating tools.

Common questions

Does it work with Xactimate Online and Xactimate Mobile?

ESX is the file format shared across Xactimate products, but we have only built against the published structure. Try the desktop import first and let us know what you see elsewhere.

Are the measurements accurate enough for a claim?

Calibrated LiDAR is typically within a few centimetres, which is workable for a scope but not survey-grade. Verify the dimensions that drive the big line items. See accuracy.

Is my scan uploaded?

The room geometry is sent to our server to build the file and removed as soon as the download completes; photos are never part of the ESX export. See privacy.
